What is covered?

A “ Structural Defect” is actual physical damage to the following designated load-bearing portions of the Home cased by failure of such load-bearing portions which affect their load-bearing function to the extent that the home becomes unsafe, unsanitary or otherwise unlivable.

  • Foundation systems and footings
  • Beams
  • Columns
  • Load bearing walls and partitions
  • Floor systems
  • Roof framing systems

What is not covered by the 10 year structural warranty?

Examples of non load-bearing elements which are deemed not to have Structural Defect potentially are:

  • non load-bearing partitions and walls:
  • wall tile or paper, etc;
  • plaster, laths, or drywall;
  • flooring and sub flooring material;
  • brick, stucco, stone or veneer;
  • any type of exterior siding;
  • roof shingles and tar paper;
  • heating, cooling, ventilating, plumbing, electrical and mechanical systems;
  • appliances, fixtures or items of equipment;
  • doors, trim, cabinets, hardware, insulation, paint, stains;
  • basement and other interior floating, ground-supported concrete floor slabs.
