30/6/11 Warranty Schedule Policy Review

While we are very proud of your new quality built Heller Home, we realize that it may need some attention over the course of the first year. We have implemented a 30/6/11 Warranty Schedule to help maximize time and minimize costs for all involved. For instance, by submitting 1 comprehensive list of issues we can schedule many repairs at once, minimizing the amount of time you’ll need to take off of work, as opposed to submitting issues one by one as they arrive, causing you to lose hours for each repair appointment. This also cuts down on the number of trips to be made by our Trade Partners, saving time and fuel.

Please save any items for these lists that do not have an immediate adverse affect on your home. If you are not sure if your item needs to be addressed immediately or should be placed on a scheduled list, please call our office at (260) 637-9113 and we will be happy to help you.

Examples of items that should be placed on a scheduled warranty list:

Anything that does not threaten the structure of the home, including cosmetic issues such as drywall cracks, flooring or trim issues, etc. As your home will continue to settle for the duration of your one year warranty, we recommend waiting to report any drywall cracks or nail pops until your 11 Month Follow Up.

Examples of items that should be reported immediately:

Anything that creates hazardous living conditions or will damage the home if not addressed immediately, such as major water leaks, loose or missing shingles or siding, HVAC issues such as the complete loss of heat or cooling during extreme outside temperatures, etc. Please call our office at (260) 637-9113 to report an emergency service request.

The ONLY service issues that Heller Homes will address outside of normal business hours is a complete loss of heat when the outside temperature is below 50 degrees Farenheit. During normal business hours (M-Th. 8a-5p), contact our office at (260) 637-9113 for immediate service. For an after hours or weekend HVAC emergency please call JF Miller's 24-hour service line at (260) 484-4344, and then leave a message notifying our office.

30 Day Follow Up

Once you’ve been in your new home for 30 days, make a list of any* service issues you would like to have addressed and send it to us in one of the following ways:

  • *Please refer to your home warranty paperwork to find out if your issue is covered by the one year warranty

    6 Month Follow Up

    Once you have submitted your 30 Day Follow-Up service request list to us, you can begin a list of any service issues that come up between the 30 Day and 6 Month occupancy points.

    11 Month Follow Up

    You should check your home just before your one year anniversary. This is a great time to let us know if you have any warranty covered items that need to be addressed before your one year warranty expires. Heller Homes must receive all one year warranty requests prior to the warranty expiration. Please make a note on your calendar as an added reminder of your “year end” date. It is the homeowner’s responsibility to keep track of these follow up dates.

    Upon the completion of your warranty period, your quality built Heller Home will continue to require routine maintenance and repair, which is your responsibility. Maximize your investment from the start with regular homeowner maintenance. Maintaining proper humidity levels, following manufacturer care and maintenance directions for replacing parts on schedule are simple but important tasks for all homeowners.
